Most of a septic system is underground, so an inspection is how you find out what you've got. That matters whether you've owned the house for years or you're under contract to buy it. Send the short request form and we'll pass it to independent local septic professionals.

Routine Inspection vs. Real-Estate Inspection

Request Septic Service

A routine check is something you arrange as the owner. It's often done alongside a pump-out, and it looks at the tank, baffles, lids and signs of trouble in the yard.

A real-estate inspection is different. Missouri law says that when a lender, buyer, seller or agent requests an inspection or evaluation of an onsite system as part of a sale, it has to be done by an inspector or evaluator who meets the Missouri Department of Health and Senior Services requirements for that work (19 CSR 20-3.070). In your request, say it's for a sale, so you're connected with a pro who does real-estate assessments.

Buying or Selling a Home With a Septic System

Request Septic Service

Missouri does not require a septic inspection before a home can be sold. DHSS states this plainly in its onsite FAQ. But lenders, buyers and their agents often ask for one, and when they do, the state rule above applies. DHSS also notes that some local authorities can have stricter requirements, so it's worth checking with the county.

Plan ahead if you're under contract. Inspections that include a hydraulic test take time to set up, and the soil needs to be workable.

Missouri's Two Assessments: Inspection vs. Evaluation

Request Septic Service

DHSS defines two kinds of real-estate assessment:

  • Inspection: a thorough look at the system and all its components, plus a hydraulic test to see whether the soil treatment area can accept normal flows.
  • Evaluation: reports on how the tank is working, the observable condition of the soil treatment area, and any signs of past or present failure. No hydraulic test.

Either way, the report goes to whoever requested it, and copies go to the DHSS onsite program and the local onsite agency. DHSS says the findings don't automatically mean a violation and state rules don't force repairs to complete a sale. Buyers and sellers negotiate what happens next.

Does Greene County Require a Septic Inspection at Sale?

Request Septic Service

We found no Greene County rule requiring a septic inspection when a home changes hands. County materials tie inspections to new construction, permitted work and complaints. Rules can change, so confirm with Greene County Resource Management before you rely on this.

Christian County: Older Systems

Request Septic Service

Christian County (Nixa, Ozark, Clever, Sparta and the unincorporated county) notes that when someone applies for a building permit, the Health Department has to confirm an approved wastewater method. In some cases, "older existing systems may require inspection to be performed by a State qualified inspector." If you're adding on to an older home on septic in Christian County, ask the county early.

Finding Old Records

Request Septic Service

If a system was permitted, the county that oversaw it may have a record of its location, size and type. That can save time for any inspector. Start with Greene County Resource Management or the Christian County Health Department, depending on where the property is.

What Happens if Problems Are Found

The report describes what was observed. The pro can explain the findings and your options, and buyers and sellers decide together how to handle them. Springfield Area Septic Finder doesn't take part in those negotiations.

Typical Inspection Cost

Request Septic Service

NeedSeptic's 2026 Missouri cost page lists septic inspections at about $150–$375. A full inspection with a hydraulic test usually costs more than a basic evaluation, and pumping is often needed so the tank can be seen properly. This is a typical published range, not a quote.

Septic Inspection Q&A

Request Septic Service

Who can do a real-estate septic inspection in Missouri? Only an inspector or evaluator who meets DHSS requirements for real-estate inspections or evaluations, under state rule 19 CSR 20-3.070.

Inspection or evaluation: which do I need? Whatever your lender or contract calls for. If it doesn't specify, an inspection gives more information because it includes the hydraulic test.

Does the tank have to be pumped? Often, yes, so the inside can be examined. Ask the pro.

Will a failed report stop the sale? Not by itself under state rules. It gives the buyer and seller information to negotiate with.
